Everybody who works for @ThePlace knows firsthand what it’s like to be a tenant. What does this mean? It means that we understand your needs on a personal basis, and as a result we will be responsive to real needs such as repairs and will always properly communicate with you about access for legal checks and inspections.

If you have any questions about your tenancy or your rental property we will respond to you the same way we would want to be responded to as a tenant ourselves.

Our landlords are told that any rental property that goes through us must be in a good standard and work closely with them to ensure that repairs are dealt with as quickly as possible.

FINDING A PROPERTY

You can use major property portals such as Zoopla to find your property. All of our available rentals are on these portals.

TENANCY AGREEMENT

You will sign a tenancy agreement which outlines your responsibilities and shows the rent that you pay and the date for payment.

DEPOSIT RETURNS

At the end of the tenancy and after you have left the property we will inspect the property to determine if there are any deductions to the deposit beyond wear & tear. We will report this to you and let you know what happens next if there is a deduction.

RENT ARREARS

If you get into rent arrears please let us know as soon as possible. If this happens we may be able to agree a repayment schedule. Communication is the key. Please talk to us.

SECURING A PROPERTY

Success! After an in-person viewing, you've sent in your application form and paid the holding deposit.

MAINTENANCE ISSUES

Any maintenance issues should be reported to @ThePlace as soon as possible, so we can get your home back to its best shape.

TERMINATING THE TENANCY EARLY

When you signed a fixed period tenancy agreement you are contracted to stay for the period stated. However if you need to leave early let us know as early as you can and we will communicate with the landlord to see if anything can be done.

PROPERTY INSPECTION

We need to inspect the property at least every 6 months and sometimes more often. Please keep your home in good condition & help us with access when we need it.

READY TO MOVE IN

We will make sure that before you move in the property is fit for purpose and ready for you to make it a home.

NOTICE TO VACATE

Sometimes the landlord will need the property to be returned. If this happens we will give you as much notice as possible.

COUNCIL TAX & UTILITIES

When you are a tenant, you become liable to pay council tax and all utilities from the day you move in unless otherwise stated. Please make sure you contact council tax & utility companies as soon as possible to let them know with the meter readings.

TENANTS FEES

There are charges that you need to pay such as the deposit and the rent in advance. You will be advised of all costs when you apply for a property.
