How often do letting agents inspect a property?
There is no set rule for how frequently a letting agent should check a property, but they typically do so a few months after the tenancy begins and then on occasion during the course of the following 12 months, depending on the findings of the initial inspection.
In regards to @ThePlace, we will typically visit the property 3 months after the initial check-in, and if all is found to be in good condition we will then conduct inspections at 6 month intervals.
Are letting agents regulated?
The primary regulation of estate agents is dictated by the Estate Agents Act 1979 (EAA) and the Consumer Protection from Unfair Trading Regulations 2008. Beyond this statutory regulation, since October 1, 2008, all UK-based estate agents involved in residential estate agency work must be part of an approved redress scheme. They can choose either The Property Ombudsman or the Property Redress Scheme, a requirement put forth by the Consumers, Estate Agents and Redress Act 2007.
