Success! After an in-person viewing, you’ve sent in your application form and paid the holding deposit.
We will make sure that before you move in the property is fit for purpose and ready for you to make it a home.
You will sign a tenancy agreement which outlines your responsibilities and shows the rent that you pay and the date for payment.
Any maintenance issues should be reported to @ThePlace as soon as possible, so we can get your home back to its best shape.
Sometimes the landlord will need the property to be returned. If this happens we will give you as much notice as possible.
At the end of the tenancy and after you have left the property we will inspect the property to determine if there are any deductions to the deposit beyond wear & tear. We will report this to you and let you know what happens next if there is a deduction.
When you signed a fixed period tenancy agreement you are contracted to stay for the period stated. However if you need to leave early let us know as early as you can and we will communicate with the landlord to see if anything can be done.
When you are a tenant, you become liable to pay council tax and all utilities from the day you move in unless otherwise stated. Please make sure you contact council tax & utility companies as soon as possible to let them know with the meter readings.
If you get into rent arrears please let us know as soon as possible. If this happens we may be able to agree a repayment schedule. Communication is the key. Please talk to us.
We need to inspect the property at least every 6 months and sometimes more often. Please keep your home in good condition & help us with access when we need it.
There are charges that you need to pay such as the deposit and the rent in advance. You will be advised of all costs when you apply for a property.
We will communicate with you in a timely and professional manner. We will treat you like a real person and make sure any issues are raised with the landlord.
There will always be someone to reply to you if needed. You may interact with different team members depending on what is being done with your tenancy.
We have our own in-house maintenance team with our sister company, Bradwell Maintenance. This means that after approval from a landlord, repairs can be handled quickly.
